I was recently in contact with a real estate agent about a possible opportunity to help them with their website. They wanted to integrate social media marketing, more videos and some blogging. I decided to start doing some research on the subject and found out a bit that I’d like to share.
After searching hundreds of real estate agents’ web sites, I discovered that most of these web sites aren’t using the latest trends for marketing themselves. The internet is ever evolving and most of these web sites aren’t using the latest technologies and ideas, whether it be the look and feel of the site or the sites aren’t integrating all the tools available today. This could be for a few reasons, mainly being that the internet and web design aren’t the forte of most real estate agents. This is why many agents and brokers outsource their design and maintenance to companies who “specialize” in real estate web designs. What these companies aren’t doing is staying current with the latest technologies available.
In doing my research, I spoke with as many real estate agents and brokers as I could to find out what it is they wanted out of their website. Here is what I found:
- Marketing is a huge part of an agent or broker’s ability to be successful. Having a website that separates you from your competition will help you attract both new buyers and sellers.
- Niche marketing is something that I believe more realtors and brokers should be doing. Rather than lumping yourself in with everyone else, why not target certain types of clientage and go from there.
- Your success comes from your ability to generate new leads, whether it be from word of mouth or searches in an internet browser. This means having a website that is easy to search engine optimize and easy to navigate.
Organic Search Results
- Being ranked highly in search engines for key phrases means you get more traffic to your site which in turn means more traffic to your listings. Niche marketing will make this much easier.
I’ve decided to make a few demonstration real estate websites to try out some ideas that I had after doing all that research and to start building somewhat of a portfolio of them. I wanted to make sure that I was able to integrate MLS listings into the site as well as being able to search the agents’ MLS listings on the site. Having a site that converts potential leads into clients would be the main goal, while trying to integrate all the above information being the steps that I take to make that happen.
For those of you interested in some good ideas for marketing your real estate website, you should definitely head over to Real Estate Marketing Blog. I found some awesome stuff there that I’ll be doing in the on page SEO of the sites I’m creating. You can also follow them on Twitter.
I’ve started designing the demo site and writing about it along the way. You can read it here.
